Opus has embarked on an exciting new venture with the construction of the Forge at Peak Innovation Park. This ambitious project comprises two Class A speculative industrial buildings, totaling 252,890 square feet, situated on an expansive 18.2 acres in the rapidly growing Colorado Springs area. This marks Opus’s inaugural project in this dynamic market, highlighting its commitment to meeting the area’s industrial space demands.
“Forge at Peak Innovation Park represents the next generation of Class A industrial space within the Peak Innovation Park master plan—flexible and efficient with excellent visibility and access,” stated Eric Chamberlin, senior director of real estate development with Opus. “With Colorado Springs’ pro-business environment and the park’s location and infrastructure, Forge will attract Department of Defense, aerospace, and same-day distribution users looking to expand in Colorado Springs and the Front Range.”
The Forge project is being developed and designed by Opus, with an anticipated completion date set for December 2026. To ensure high-quality standards, Enertia Consulting Group has been selected as the civil engineer, while architectural design is being managed by Intergroup Architects. The marketing of this development is being driven by industry experts Alec Rhodes of Cushman & Wakefield and Mike Helwege from CORE Commercial Brokerage Company.

Located at the entrance to Colorado Springs Airport, Peak Innovation Park spans 1,600 acres and is a master-planned business hub that provides exceptional access, visibility, and infrastructure tailored for industrial, office, retail, and hospitality enterprises. The park is home to prominent employers such as Amazon, Frito-Lay, Northrop Grumman, and The Aerospace Corporation. Forge at Peak Innovation Park embodies a modern and efficient design intended to foster seamless business operations. Building A will offer 121,762 square feet of space, featuring 15 dock doors (with the potential to expand to 22) and 139 vehicle parking stalls. In contrast, Building B will provide 131,128 square feet, complete with 17 dock doors (expandable to 26), 168 vehicle parking stalls, and six trailer stalls. Both buildings are designed with front-park, rear-load layouts that share a secure truck court, boasting 32-foot clear heights, four drive-in doors, a robust electrical system with 3,000 amps, high-bay LED lighting, and 2,485 square feet of speculative office space, along with EV-capable parking stalls.
